The Old Dairy is a charming and cosy self contained one bed property situated in the grounds of our home dating back to the 18th century. It retains some quaint period features and is comfortably furnished. It is perfectly located for exploring the Midlands and is a short drive from Rugby. Ideal for couples or singles. Babies and pets are welcome to bring their well behaved parents! There is a small patio but guests are welcome to relax on a bench by the pond or orchard in our grounds.

ON ARRIVAL
The Old Dairy is a brick building which backs onto the road. The driveway is shared with our home and you can park immediately in front of our side gate. Entry is via a key safe located to the right of the front door, the code will be given before arrival so you can let yourself in without having to worry about someone being here. There is no smoking inside the property. You may smoke in the patio area.
As we live here and our house is right next to The Old Dairy you will possibly see us coming and going to work or on the school run, or I might occasionally ride my horse past. We will not go out of our way to disturb you or intrude on your space but it is something to be aware of.
LIVING ROOM/DINING AREA
The property has been carefully decorated and comfortably furnished. The front door opens into the deceptively spacious living room/dining area. A large, comfy sofa and armchair will provide ample relaxing space. The TV is not connected to any networks or channels at all, however we have a large selection of DVDs. There is free WiFi, books, games, puzzles and magazines available to help make you feel at home and relax. There is a round dining table and chairs. Mats are in the Welsh dresser. We’d prefer dogs slept in a bed on the floor, but we are dog owners and lovers and know you can’t beat a good puppy snuggle, so please bring an old towel or blanket if you want your dog on the sofa and only when they’re clean and dry (There is an outside tap by the kitchen window for washing muddy boots and dogs). If you forget to bring dog blankets, there are blue fleece blankets available in the right hand cupboard under the mirror. If you use these, please leave them out for washing at the end of your stay.
KITCHEN
The kitchen is actually the old scullery. Both our house and the cottage are heated from a ground source heat pump located in our paddock. This comes into the property via the scullery and there is a very large boiler system in the kitchen. This provides a lovely warm area for clothes drying in the winter months. However we respectfully ask that you do not press any buttons or turn any knobs on this system. If you wish to adjust the temperature in the cottage, there is a thermostat on the left hand side of the kitchen door. There are also electric heaters both upstairs and down and fan for warmer months. There is a set of basket drawers between the boilers which you may wish to use to store dry food and a small fridge-freezer.
Please Note! Most of the kitchen cupboards house boiler equipment and also a water softener.
The kitchen is well stocked with a small counter top oven/grill, induction hob and a slow cooker. Tea and coffee making facilities including a Nespresso machine with a selection pods. Also cooking oils, herbs and spices. A small welcome pack of basics will be included for your use. Please can you let us know in advance of any dietary requirements. We are happy to provide vegan/dairy free etc, so long as we know. All dining crockery, cutlery and glasses are in the Welsh dresser along with a variety of cups and tea pots. Feel free to use all of it apart from the blue tea set on display. There is a fire blanket, universal fire extinguisher and also a smoke detector in the property. A first aid kit and some phone chargers are also provided.
A booster seat type high chair is available for use, it is kept in the under stairs cupboard.
BEDROOM
The narrow dog leg stairs lead directly to the bedroom. There is no actual door, it is almost like a mezzanine. The bedroom is situated under the eaves and has reduced headroom where the beams are so do please mind your heads. There is a choice of having either two 3ft singles or these can be put together securely to make a very spacious superking size bed. Please let us know which you’d prefer in plenty of time then we can make sure it is ready for your arrival. All bed linen is provided and there are drawers and a small wardrobe area for clothes storage. There are spare pillows and blankets also. A travel cot with changing table can be provided on request. We cannot accommodate children who are toddling or at the exploring age as the property is not suitable due to no stair gate or bedroom door and the boiler system housed in the kitchen.
Please note: dogs are not allowed on beds.
SHOWER ROOM
There is an en-suite shower room. Towels are provided. We also provide a plastic free, cruelty free body/shampoo soap bar for your use. A toilet roll is provided along with cotton wool balls and buds for your convenience. Extra supplies can be purchased locally.
OUTSIDE
To the rear and side of the kitchen there is a small seating area with a bistro table and chairs and a small BBQ to enable you to enjoy a relaxing glass of wine or some al fresco dining.
