The Association demands to get the full name of each guest that will stay in the property and a phone number of the main guest. Please, send this information as soon as you confirm your booking. Guests are not allowed to have visitors overnight. All this will improve the security and the quality of your stay. Also, the front desk will need a credit card to process at the check-in and will need to take a picture of each guest.

CLEANING
Our team of cleaners does their best to have the unit clean and sanitized for your arrival. If there’s any item that needs our attention, we will attempt to fix it right away. We can send a cleaner to the unit at no cost to you.
PEST CONTROL
Bugs and pests are a pain, especially here in Florida. Some bugs do not live inside the house but are quick to enter through an open door or cracked window. Please don’t worry, the pest control company that services our homes can be notified and will send someone to treat it.
MAINTENANCE
All parts of the house such as appliances, plumbing, and furniture will at one time or another need the attention of our maintenance team, but we are here to help. Garbage disposals can get stuck, toilets might get clogged, or something could stop working. Unfortunately, we can’t foresee these incidents, but we can fix them.

Pets are allowed. The building asks for a $300 refundable deposit (Personal check or Money order) to be handed to the front desk upon check-in. You'll have to follow all the rules of the building, including those regarding to pets. No more than 2 per apartment. And we have a non-refundable pet fee. We're delighted to offer you the opportunity to reserve a space for a wonderful BBQ experience. You have two options, both depending on availability set by building management:
Free Reservations: Guests can make complimentary reservations with a maximum duration of 2 hours per BBQ area (BBQ 1 & 2). Reservations are available from 12 pm to 8 pm.
$100 Reservation: For an enhanced experience, guests can opt for a $100 reservation, which provides exclusive access to both BBQ areas for the entire day. This includes the use of BBQ facilities during the reserved time slot.
Please note that the maximum number of guests allowed for both areas combined is 30.

You will have 1 FOB (access card) and 1 physical key available after you register with the front desk. The building’s rules only allow one physical FOB per apartment.
NO extra FOB: Unfortunately, the building only allows one FOB (access card) per apartment.
EXTRA KEY (virtual): If you would like to access the apartment door using your phone, you can install the August app for free. Let us know the phone number associated with your account, and you will be able to lock and unlock the apartment door with your phone. This is a service provided by August and depends on their availability. We have no control over this system.

HOUSEKEEPING: There is no daily housekeeping service included in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available in the unit. Mid-stay cleaning services can be requested for an additional fee.
Remember to take out the trash daily to avoid attracting insects.
Please do not throw anything in the toilet except toilet paper. Help us keep the plumbing working well for everyone. Thank you so much for your understanding and care!

The TV is a Smart TV that works only with streaming apps. Please use your account in one of the available apps on the TV.
This is a self check in property. You certify that you are willing and able to follow all instructions being provided on AirBnb through the house manual, the check in guide and chat messages. You also agree that you are not going to contact your AirBnb host before reading all instructions. You are also responsible for any loss the host may incur because you didn’t follow any law, rule, instruction etc.
Parking is inside the building, in a parking garage, with a clearance of 6’-2”. Commercial vehicles are not allowed.
Remember we’re not responsible for any incident in the shared spaces, including the pool area. Use these spaces at your own risk.
Guests cannot have overnight visitors. No visitors after 11pm.
Air conditioner: 72 F is the lowest temperature the air conditioner supports. If the temperature outside is below 72 F, don’t put the the air conditioner’s temperature below 72 F, as the air conditioner may freeze and stop working. Please, keep the windows and doors tightly closed, while the air conditioner is on, as keeping them opened would cause condensation inside the ducts (that eventually leads to mold!) and the temperature in the apartment won’t go down.
This place is not specifically adapted for unusually big or small people, individuals with medical conditions, special sensitivities, or of any particular age. Please note that noise levels, temperature, odors, and other characteristics of the location have not been designed to prevent the activation or worsening of any health-related issues, whether pre-existing or not, or any sensitivities.
There’re cleaning products in the property, accessible by the guests. If you’re coming with minors or people with some disability, please, be sure they won’t access these materials.
We welcome families to use our place, but advise it’s not, in any way, child-proof, or especially adapted to minors or people with disabilities. It’s not a risk-free environment. Please, use common sense while enjoying this place.
Florida has a warm weather, which attract animal life. Leaving the doors or windows opened for any extend of time may let in flies or other bugs. Thanks for understanding.
If you are going to need any kid’s or baby’s amenities we offer, please, let us know a few days in advance so we can relocate the amenities you’ll need to your apartment, as they are very low demand equipment.
To ensure you get settled in and have a great start to your stay with us, we provided an initial supply of toilet paper (along with a few extra rolls under the bathroom sink) and of other things, but these may not be enough for your entire stay, and you may need to purchase additional supplies.
Please be advised that all furnishings and items within the property, as shown in our listing photos, are subject to change. They may differ or may not be present/available during your stay. This includes all furniture, decorations, and any other items. We do not assume responsibility for these variations, and no refunds or compensations will be issued in relation to them.
The guest is responsible for researching the area and events and determining whether it's appropriate for their stay. We are not responsible for anything off of our property and no refund will be issued for weather, issues with city owned beach or roads, or events and crowds that disrupt a guest's stay. Further, we have our home on a routine pest and insect maintenance schedule but that does not guarantee that guests will not encounter insects or other wildlife and any such encounter is not grounds for refund. We are a strict "no refund" vacation rental, this means if there is an issue with the home that makes the home uninhabitable, guests may check out and receive a refund for any unused nights but if the guest has an issue with the home but still chooses to remain in the home there will be no refund issued for any reason.
Please note that the pool and other amenities are subject to availability and may be closed at the discretion of the building management. We apologize for any inconvenience this may cause, but please understand that these closures are beyond our control and we are not responsible for them. We are unable to offer compensation or resolution for any such closures.
Message from building management: “Important clarification about transfer fees. Legal counsel confirmed that Midblock can charge one transfer fee per married couple, as allowed by the governing documents and Florida Statute 718. Spouses means any two people who are legally married, regardless of gender. The Association may request proof of marital status when processing any transfer or short term registration. If the individuals are legally married, they pay one transfer fee per married couple. If they are not married, the fee is charged per adult. This ensures procedures remain accurate, fair, and compliant with the law.“
Additional rules for pets:
“ Pet Registration and Pet Tag - In a continuous effort to optimize our operations, starting March 1, 2023, we will begin enforcing the pet registration and the use of the pet Midblock tag, per established pet rules and regulations at Midblock. All pets should be fully registered by such date to avoid any fine.
Please submit the registration documents by email or in person to the Management office. Once the registration is complete, you may pick up the blue Pet Tag at no cost. The Pet Midblock tag should be always visible, either on the collard, or on the leash.
For the pets of short-term renters, the registration is also mandatory, and a red pet tag will be provided at check in time.
The replacement cost of a pet tag is $5.00.”
