Architecturally stunning and idyllically located, Old Oak House is a fabulous sleeps 10+2 property nestled in the sleepy village of Burnett, ideally situated halfway between the buzzing cities of Bath and Bristol. Sleeping 10 + 2 guests across 4 bedrooms in the main house and a separate bedroom and double sofa bed in the self-contained annexe, with 3 bathrooms, a wonderful open plan kitchen/living/dining area and a luxurious hot tub, the Old Oak House is perfect for groups and families.

>> CLEANING PROTOCOL: Every owner of a property listed with Bolthole Retreats has undertaken to implement a series of additional cleaning measures in order to minimise the risk of infection between stays. Housekeepers have been instructed to follow a 30-point guide which involves cleaning first to remove germs and other impurities, and then disinfecting to kills germs with chemicals while wearing disposable gloves and facemasks. All laundry will be washed using a bleach or other disinfectant-based laundry detergent containing active oxygen bleach at a temperature of at least 60 degrees. At least one pot of hand sanitiser, and for the larger properties 2 or 3 pots, will be provided. Implementing these measures will necessarily result in an increase in the time taken to undertake a clean. Therefore, we ask that guests respect the advertised check-in and check-out times, and we will regrettably be unable to agree to any exceptions.

House rules: No additional day guests, or overnight guests are allowed unless previously agreed with the owners. Please note, music systems are allowed outside but must not cause a nuisance to neighbouring cottages and must be switched off at 8pm. No parties or events allowed in the house. In order to respect your neighbours, we ask that you only use the hot tub up to 8pm.

Dogs: Up to 2 well-behaved dogs are welcome at Old Oak House at an additional cost of £30 per dog. Please let us know if you will be bringing a dog(s) and we will then revise your booking confirmation.


Once you have reached the bottom of the tree-lined drive at Old Oak House, you will immediately be struck by the property’s impressive wood and glass panelled front, featuring a large glass balcony opening out from the master bedroom, as well as the 1.3 acres of land that surround the property. Despite its modern appearance, the Old Oak House, formerly a coach house, is a very old property, with some of the original parts of the building standing at over 400 years old.

Once you have settled into the Old Oak House, you can decide what you want to do, probably a mix of relaxing in the comfortable space and testing out the hot tub, enjoying the flora and fauna, admiring the views and just soaking up the atmosphere. However, if you wish to explore, there are plenty of walks around the surrounding village and nearby villages of Compton Dando and Saltford. For those looking to explore a little further afield, Old Oak House is situated almost equidistantly from Bath and Bristol. Both cities are full of interesting places to visit and activities for all ages! There are also several National Trust areas nearby, including Dyrham Park and Stourhead House.

Recently refurbished to a very high standard, Old Oak House has everything that you could need for a comfortable and relaxing break. The property is immaculately designed, clean lines, glass and chrome furnishings, spotlights, as well as plenty of natural light – the Old Oak House is for guests who love a modern twist on country living. With four king size double beds in the main house, there’s plenty of space for a good night’s sleep. The self-contained annexe offers some guests a chance to have their own pace away from the main group, with a kitchen, shower room, living area and bedroom with double bed. The sofa in the annexe can also be converted into a double bed, allowing a maximum capacity of four guests.

The kitchen has everything you will need to cook a fabulous meal, with a stylish central island, four ovens, four hobs, American-style fridge/freezer with ice dispenser, kettle, toaster, microwave and plenty of crockery, glasses, utensils and cookware! A large dining table with bench seat and additional chairs is the perfect place to enjoy a meal together, while the enticing sink-in sofas beckon for a move night on the 65” flat screen television.

A very spacious bathroom with a hidden luxury! Featuring a large walk-in rain shower, WC and double vanity washbasins, there is one mirror-like screen that you would be easily fooled into thinking is just another mirror. Pick up the waterproof remote and you’ve got yourself a shower radio!

Bedroom One
Located under the apex beams of the house, this stunning master bedroom is a truly relaxing spot. With a comfortable king size doubled bed, dressing table and bedside tables, this bedroom is incredibly spacious yet very cosy. Double doors open out onto the beautiful glass-lined balcony, boasting stunning views over the land and surrounding countryside.


The annexe is a great space for members of your group who appreciate their own space and privacy. It is also entirely located on ground level with one step up into the kitchen area and shower room. Simple, refreshing and minimalist, you will enter into the well-lit living area with a comfy sofa that can be converted into a double bed, wall-mounted TV and dining table and seating for four guests.

Turn left and up one step into the compact and well-equipped kitchen area, featuring a sink, kettle, toaster, microwave, fan oven, four hobs, dishwasher, washer/dryer and fridge with freezer compartment.

Through the door adjoining the kitchen you will find the annexe bathroom, with a WC, washbasin and walk-in rain shower with detachable shower hose.

To the right of the living area you will find the bedroom through an arch way with a comfortable double bed, bedside tables, and hanging alcove + shelves.

There is a door to the back of the annexe that gives you access to your own private, covered outdoor patio area leading from the living room.


There’s plenty of outside space and seating at the Old Oak House for you to enjoy, from the large decking area next to the annexe with a table, plenty of seating and hot tub, to the raised garden area with deck chairs, a spot-lit patio and two large bench-style dining tables and chairs. There are sheep in the field next to the main house, and an electric fence. Children should be supervised at all times and not allowed onto the field with the sheep, stream and pond. We also ask that pregnant women stay away from the sheep.

The closest village to Old Oak House with amenities is Saltford, a vibrant community of more than 4000 people – a large village situated between Keynsham and Bath. Situated on the A4, alongside the River Avon, the main-line railway and the Bath-Bristol cycle-path, Saltford is a perfect hub for activities in the Avon Valley. The smaller village of Compton Dando, and larger town of Keynsham are also nearby.

Saltford is widely known for its history, with the ‘old village’ lying within a Conservation Area and including St Mary’s Church (over 1,000 years old with a Saxon tower); Saltford Manor House, a Grade II listed building estimated to date to the Norman era and thought to be the oldest continuously occupied private house in England; and the restored Ancient Brass Mill (1720), which is a gem of industrial heritage.

At its heyday, the Brass Mill was at the cutting edge of technological and economic development. Today Saltford is a thriving community of over 200 successful businesses, many run as work-from-home enterprises. Saltford is also known for its wealth of activities and community involvement, all centred on the Saltford Community Association.

There is a thriving Saltford Environment Group and Saltford has been awarded Fairtrade Village Status. Saltford Golf Club has hosted the prestigious English Ladies Open Tournament and Saltford Lawn Tennis Club is a friendly, welcoming club where non-members are invited to play.

The biennial Saltford Festival in June showcases all that is best about Saltford, including music, dance, poetry, drama, comedy, exhibitions, talks, guided walks, competitions, and, of course, food and drink.

The Crown in Saltford has great reviews for food, friendly staff and relaxed atmosphere, it also does the perfect gin and tonic.

The Riverside Inn is 1 mile away, great location on the banks of the River Avon. The Shallows, Saltford, Bristol BS31 3EZ.

The Jolly Sailor has views of the River Avon and canal lock, with live music at the weekends.

The Thai Cafe – not a public house, but an extremely tasty, efficiently run Thai café with great reviews about their tasty food. Alternatively order a takeaway.
