Evidence of indoor smoking—including smoke odor, ashes, cigarette butts, burns, or damaged surfaces—may result in a $500 smoking-remediation charge, plus any additional documented costs for odor removal, damaged furniture, repainting, repairs, or lost booking income.
Excessive Cleaning
Guests must leave the home in reasonably clean condition. Normal turnover cleaning is expected; however, excessive mess is not included in the standard cleaning fee.
An excessive-cleaning charge starting at $150 may apply for conditions including:
Trash or food left throughout the home
Spills, stains, or excessive debris
Dirty dishes left in multiple areas
Personal belongings or packaging left behind
Smoke residue, ashes, or cigarette butts
Furniture moved and not returned
Excessive pet hair or evidence of unauthorized animals
Bodily fluids or other hazardous cleanup
Excessive mess in the pool, game room, kitchen, or outdoor areas
Additional documented cleaning costs may be requested when the required work exceeds the minimum charge.
Trash day is Friday, all trash should be collected in designated trash bins and brought to the front of driveway for pickup. Trash cans should be returned back to designated area after trash picked up.
Property Damage
Guests are responsible for damage caused by themselves, their visitors, or anyone included in the reservation. This includes burns, broken items, damaged walls, doors, windows, furniture, linens, appliances, pool equipment, game-room equipment, and outdoor furnishings.
Repair or replacement charges will be based on the actual documented cost.
No Parties, Events, or Unauthorized Guests
Parties and events are strictly prohibited. Only registered guests included in the reservation may enter or stay overnight unless the host provides written approval through Airbnb.
Guests are responsible for the behavior of all members of their group and any approved visitors.
Quiet Hours
Quiet hours are from 10:00 PM to 8:00 AM.
Please respect the neighbors and keep music, conversations, vehicles, and outdoor activity at a reasonable volume. HOA or local fines caused by excessive noise may be charged to the responsible guest when supported by documentation.
Parking
A maximum of three vehicles may be parked in the driveway.
No overnight street parking
Do not block the street, sidewalks, mailboxes, or neighboring driveways
Parking on lawns or grass is prohibited
Guests are responsible for any towing charges, tickets, HOA fines, or local penalties caused by their vehicles or visitors
Trash
Trash collection day is Friday.
All trash must be placed inside the designated containers. After collection, the emptied bins must be returned to the side of the house. Trash must not be left loose inside or outside the property.
Any documented HOA fine caused by failure to follow trash procedures may be charged to the responsible guest.
Pool and Spa Rules
Swim at Your Own Risk
There is no lifeguard on duty. Guests use the pool and spa at their own risk and are responsible for the safety of everyone in their group.
Adult Supervision Required
Children must be actively supervised by a responsible adult at all times. Children may never be left unattended in or near the pool or spa.
No Diving, Running, or Rough Play
Diving, running, pushing, horseplay, or unsafe behavior is prohibited in and around the pool area.
No Glass in the Pool Area
Glass bottles, cups, dishes, and containers are strictly prohibited inside the screened pool enclosure. Please use plastic or other nonbreakable drinkware.
No Food in the Pool or Spa
Food may not be consumed while inside the pool or spa. Guests must remove all food, drinks, trash, toys, and personal belongings after use.
Pool and Spa Are Not Heated
The pool and spa are not heated. Water temperature will vary according to the outdoor temperature and weather conditions.
The spa is not a heated hot tub.
Do Not Tamper With Pool Equipment
Guests may not adjust, open, disconnect, or tamper with pool pumps, filters, timers, heaters, valves, electrical equipment, cameras, alarms, or safety devices.
Guests are responsible for documented damage caused by misuse or unauthorized adjustments.
Keep the Pool Area Clean
Please shower before entering the water and avoid introducing excessive sunscreen, oils, food, debris, or other contaminants.
Excessive cleaning or documented damage caused by misuse may result in additional charges.
