This beautifully refurbished one up one down flat sits independently in the garden of our 14th century farmhouse. With a king size bed upstairs and a sofa bed in the living area it is ideal for renting by a single person or couple. Freshly decorated in restful tones, it has a shower room and equipped kitchenette. A private patio in the garden, alongside a gurgling stream, makes a great place for breakfast in summer. The village of Effingham boasts two pubs, a row of shops, and trains to London.

Situated in a quiet, tree-lined lane, it is a 5 minute drive to Horsley station which has a direct line into London Waterloo. Lots of lovely restaurants, pubs and cafes nearby for breakfast, lunch or dinner.
There’s a mini fridge and microwave in the annex. Please note: the fridge is not large!
